Service Description
Once a site is undergoing demolition for future building construction, the demolition process will reveal hidden conditions about the walls of adjacent buildings at the development site. There may be a party wall, which supported both the original building and the neighbor, or there may be subtle encroachments over the property line, due to settlement or leaning over the years. Previously unseen features, such as chimneys and pilasters may be revealed, creating problems for architects and engineers. The design team will need to know how these potential encroachments affects their placement of the outer wall of the new structure.
Using the baselines that established the property lines, Manhattan personnel can utilize a 3-D laser scanner to survey the exposed wall in its entirety, and determine where the building encroaches, and where it is clear of the property line. We can then prepare a map, either showing spot locations, or a “heat map” indicating where the wall falls in relation to the line, allowing the designers to choose their next course of action.
