Real estate is a precious commodity, especially in the New York metro area. Manhattan’s staff are skilled at establishing the street lines and lot lines that are needed to determine the location of your property. Our in-house files of street lines and past surveys stretches back over one hundred years, and often into the 19th century. From these records, along with deed descriptions and title reports, we establish the limits of the property and the relationship of any structures or improvements to the lot lines.
We can determine the status of your “bundle of rights”, and any restrictions or encumbrances, including easements, covenants, air rights, licenses, liens, zoning restrictions, utility rights and potential adverse possession or eminent domain claims. We can produce a survey map that will show each unique situation for your parcel, acceptable to title companies, lenders and municipal agencies.
